The short answer
ClearSky Heating & Cooling serves North Fair Oaks, an unincorporated San Mateo County community about 17 miles west of San Jose. We repair furnaces and AC, install heat pumps and mini-splits, and offer maintenance, duct cleaning and air quality work.
North Fair Oaks is an unincorporated community in San Mateo County, about 17 miles west of our San Jose base, making it one of the farther points on our regular routes. Many homes here are older, compact houses where heating was handled by a single furnace or wall unit and cooling was an afterthought. ClearSky Heating & Cooling helps North Fair Oaks households keep that heat working safely, add comfortable cooling where it makes sense, and clean up the air that circulates through the house. We plan these trips carefully so a visit to the far side of our area is worth your time and ours.
Older, smaller homes and their heating systems
Compact older houses often carry heating equipment that has been patched many times over the years. A furnace in a hall closet may share space with a water heater. A wall furnace may be the only heat source for the whole home. Ducts, where they exist, may run through a low crawl space with joints that have separated.
These setups can work for a long time, but they need regular checks. On a gas heater we look at the burner, flame quality, venting and clearances to anything that could catch fire, and we test for carbon monoxide at the appliance. If a heat exchanger or vent connector is damaged, we explain the risk clearly and talk through repair or replacement before the heater runs again.
Cooling options when there was never any AC
Bay Area summers are dry and usually mild near the water, though inland parts of the region run noticeably hotter. Even in milder spots, a run of warm days can make a small house uncomfortable, especially bedrooms under a hot roof. When a North Fair Oaks family wants cooling, we look at what the house already has before suggesting anything:
- Homes with a ducted furnace in good shape may be able to add central AC to the same ducts
- Homes with tired furnaces can replace the furnace and gain cooling at once with a heat pump
- Homes with wall or floor heaters and no ducts are often good candidates for ductless mini-splits
- A single mini-split head can serve an open living area, with more heads added for bedrooms later
- Every option depends on electrical capacity, so we check the panel early in the conversation
Permits and the Air District rules
Since North Fair Oaks is not part of a city, permits for equipment replacements go through San Mateo County. We take care of that application and the inspection scheduling as part of an installation.
The Bay Area Air District rules cover the community as well. They do not require replacing working equipment; they apply only when an existing furnace or water heater fails or is replaced. Under Rule 9-4, natural gas furnaces manufactured from 2029 must meet a zero-NOx emission standard, which in practice points homeowners toward heat pumps for replacements after that date. If your furnace and water heater share a closet, also note that the zero-NOx date for small water heaters under Rule 9-6 was set for 2027, and the Air District Board is considering amendments in November 2026 that could delay it. Check the current rule before planning a water heater replacement.
On costs, the federal 25C credit covered qualifying heat pumps placed in service before December 31, 2025, and is not available for installations after that date. BayREN and your local clean energy provider may offer current heat pump and electrification incentives. Those change by funding cycle, so we confirm the current offer before it goes into a quote.
Air quality in a small house
In a compact home, everything the HVAC system circulates reaches every room quickly. Dust from a leaky crawl-space duct, pollen during dry months and smoke on bad air days all travel through the same few registers. Sealing return leaks, cleaning ducts and fitting a better filter can make a real difference without major construction. If the home has no ducted system, a mini-split's washable filters and a well-placed portable air cleaner can help, and we are glad to advise on both.
Booking from the far side of our area
Because North Fair Oaks is about 17 miles from our base, we group visits here with stops in nearby areas we also serve, including Mountain View, Los Altos and Sunnyvale, with Cupertino and Newark on other routes. Give us as much detail as you can when you call: the type of heater or AC, roughly how old it is, and what it is doing. The more we know, the better our chance of finishing the job in one trip.
